Some helpful tips to offer if you are thinking about selling your home from Broker Asheville

Spring is a busy time in the Asheville real estate market, and Broker Asheville’s team of marketing, listing, and buyer experts are here to help!  Hannah Heedy, Broker Asheville’s Listing Manager, has some helpful tips to offer if you are thinking about selling your home.  

Throughout the years we can accumulate quite a bit! In an effort to declutter and make our homes appear larger and more open, strive for no more than three items on a surface. Steer clear of overly crowded mantles, kitchen counter tops, or end tables.

We use the staging process to help our clients tell stories about their home. Whether you are trying to convey utility and function by setting up the spare bedroom as a sewing room, or a feeling of leisure by placing a tea set and fresh flowers on the porch, these minor touches paint the picture of a home with purpose.

One of my favorite rooms to stage is the kitchen. Counter tops should generally be free of clutter, but it’s fun to strategically place some key items. Bring out that mint colored KitchenAid mixer and display it in the corner, fill a large white bowl with citrus fruits, or display a pretty cake in your glass cake stand! Small touches such as these can elicit happy feelings and remind the buyer why your house should be their next home.

First impressions are important. Whether it’s slapping a fresh coat of paint on the front door or making sure everything is tidy for showings, a little can go a long way!

Here are some of my favorite tips:

  • Make sure coats, shoes, and umbrellas are put in a coat closet or tucked out of sight.

  • Consider enhancing the front door with a wreath, stylish welcome mat, or potted plants and flowers.

  • Put pet toys and food bowls away.

  • Keep magnets off of refrigerators, as this can sometimes lend to a cluttered feeling.

  • Leave all the lights on for showings. A common complaint is a lack of light, but this is such an easy fix!

  • Open curtains and blinds to let the natural light in and make the house feel bigger.

  • While you want your home to smell fresh and clean, try to avoid the use of strong air fresheners, as this can deter those with a sensitive nose. I like burning an evergreen candle in my home in the winter. Fresh, herbal scents are popular right now. A little can go a long way!

  • Throw in little pops of color. I love a brightly colored orchid or a modern centerpiece for the dining room table.

The most interesting tip of all? Tucking away those family photos. Prospective buyers need to be able to envision they themselves owning the home and making their own memories. Meanwhile, you get to focus on your next big step!
